I am looking to build an ICF home here in Central Florida. It seems to be only a few companies in the area and the projects listed on their sites are far out of my budget. I don't know much about building and construction cost but can anyone give me any insight on if I would be able to have a 4 bedroom, 3 bathroom ICF home built on a $220k budget? |

That's kind of like asking how high is the mountain? The shell of the house is one of the lower cost components so even if ICF adds 20 to 30% to the cost of the walls, the overriding contributors to the total cost are going to be everything else. The size of the house and the quality of all interior and exterior parts will determine what you can build within your budget. For guesstimating purposes take your budget, cut 10 to 15% off of it, figure out what you can buy for that money in a conventional construction, then come back and look at what the cost difference will be for ICF. Right now stick built homes in Idaho are running about $130 to $150/sq foot. That means you can only build about a 1500 sq ft home. That is very tight for 4 bedrooms, 3 baths. I think you may need to do some serious reality checking.

ICF wall systems are a good product selection for Florida. You get a strong insulated wall system, but what about the roof system for that new home? SIPS work well with ICF construction providing a strong, durable well insulated roof system to go along with the ICF walls. In South Florida with the 180 mph wind requirements, SF custom homes are running about $135 a square foot from builders no matter how you build them. In central Florida, wind speeds are much less so I would think that you would be looking at about $110 sf for a wood framed home and maybe $120 sf for block at the 150 mph design level. SF numbers are always dangerous to go by as roof slopes, room sizes, window selections. fixtures and such greatly vary in cost, all of which affects the final sf cost of the home. |
